Obligations – The tenant is responsible (unless otherwise informed) for the connection, setting up and payment of all utilities including electric, gas, water, telephone, and is responsible for Council Tax.

Reservation – We require a holding deposit of £50 per tenant which will secure a property whilst we carry out reference. Should the reference checks be unacceptable, for any reason, or the applicant withdraws their interest in the property, the holding deposit paid will be forfeited in full. Holding fees are non-refundable and non-transferable.

Replacement keys or security device Tenants will be charged a fee, amounting to the exact cost of replacing a lost key or security device

Early release fee Only with the Landlords consent the tenants may terminate the tenancy providing there is more than six months left on the agreement and suitable replacement tenants are found. The Landlord will charge the tenants letting fees and/or administration cost relating to the change of tenancy.

Only with the Landlords and all tenants named on this agreements consent can one or more tenants be replaced, additionally there needs to be more than six months left on the agreement and suitable replacement tenants are found. The Landlord will charge the tenants letting fees of £50.00. A full new agreement with all tenants’ signatures will need to be drawn and signed.
