- Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenants, landlord and any other persons requiring keys will be charged to the tenant(s). If extra costs are incurred there will be a charge of £15.00 per hour for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenants Request):
- £50.00 per agreed variation
- To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenants Request):
- £50.00 per replacement tenant or any reasonable costs incurred if higher.
- To cover the costs associated with taking landlord's instructions, new tenant referencing and right-to-checks, deposit registration as well as preparation and execution of new legal documents.
Early Termination (Tenants Request):
- Should the tenant wish to leave their contract early, they shall be liable to the landlord's cost in re-letting the property as well as all due under the tenancy until the start date of the replacement tenancy. Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents or landlords can only charge tenants the following payments associated with a tenancy:
- Holding deposits (a maximum of 1 week's rent);
- Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000);
- Payments to change a tenancy agreement eg. change of sharer (capped at £50 or any reasonable costs);
- Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
- Utilities, communication services e.g. gas, electricity, internet. TV licence and council tax.
- Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
- Reasonable costs for replacement of lost keys or other security devices;
- Contractual damages in the event of the tenant's default of a tenancy agreement; and
- Any other permitted payments under the Tenant Fees Act 2019.
