The Derby student housing market: trends explained
The average cost of the Derby student accommodation featured on UniHomes has stayed remarkably consistent over the past three letting seasons, increasing by just £1 between 2024-25 and 2026-27. This is at odds with many UK cities where student rents have risen in recent years, and by comparison student accommodation here is more affordable than most cities.
The city centre, Ashbourne Road and Darley are firmly established as the most-searched Derby areas on UniHomes - all three offer close proximity to the University of Derby campus as well as shops, bars and green spaces like Markeaton Park.
