Allen Court is our accommodation for students in Manchester located within the buzzing student area of Fallowfield. If you’re studying at either The University of Manchester, Manchester Metropolitan University or The Manchester Business School, they are just a short bus ride away from the property. The BIMM Institute is just a 15 minute bus ride!
Student living has never been more varied than at Allen Court . We offer a range of room styles, be it a furnished en-suite room within a cluster flat where you can make great friends, or a mezzanine studio where you can enjoy some privacy with your own bathroom, living and kitchen space. All our room styles are fully furnished and are designed with you in mind, you just need to find the best one for you!
There’s also high-speed Wi-Fi across the building so you can post all your amazing pictures from freshers week or play your favourite games. Permitted payments and tenant information
Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents or landlords can only charge tenants the following payments associated with a tenancy:
- Holding deposits (a maximum of 1 week's rent);
- Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000);
- Payments to change a tenancy agreement eg. change of sharer (capped at £50 or any reasonable costs);
- Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
- Utilities, communication services e.g. gas, electricity, internet. TV licence and council tax.
- Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
- Reasonable costs for replacement of lost keys or other security devices;
- Contractual damages in the event of the tenant's default of a tenancy agreement; and
- Any other permitted payments under the Tenant Fees Act 2019.
