Our popular Classic Room First Floor at Beech Gardens offers its residents a private bedroom with a shared bathroom, living space and kitchen. This cluster is made up of 5 private bedrooms, ideal for having a space to make friends while maintaining a sense of privacy.
Beech Gardens facilities include free laundry – washing machines and tumble dryers. What a relief, not to have to keep change ready for laundry day! We also have a friendly Property Manager on site to help and answer any questions. They will assist you with checking in/out as well as day-to-day support. If you want to have a chat they also have coffee & chat sessions each week, alternatively give the office phone number a call.
We’re excited to announce that our 21/22 students will benefit from our brand new garden pavilions, designed for socialising and chilling out. Expect foosball, table tennis, reading nooks, studying facilities, board games, bean bags and more! If you’re more of an outdoors person, take advantage of our herb gardens and greenhouse for some fresh cooking ingredients.

Permitted payments and tenant information
Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents or landlords can only charge tenants the following payments associated with a tenancy:
- Holding deposits (a maximum of 1 week's rent);
- Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000);
- Payments to change a tenancy agreement eg. change of sharer (capped at £50 or any reasonable costs);
- Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
- Utilities, communication services e.g. gas, electricity, internet. TV licence and council tax.
- Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
- Reasonable costs for replacement of lost keys or other security devices;
- Contractual damages in the event of the tenant's default of a tenancy agreement; and
- Any other permitted payments under the Tenant Fees Act 2019.
