Description
This generously sized 2-bed (785 sq ft) on the 6th floor of the unique Woodberry Down development comes with underfloor heating and floor-to-ceiling windows, cycle storage, and an oversized private terrace facing northeast (309 sq ft), with a lake view.
As you step through onto the engineered flooring of your new entrance hallway, you'll find an enclosed storage area to your right, with an additional enclosed utility/storage area just beyond.
Straight ahead, you'll find a pristine modern bathroom, complete with a feature-lit vanity unit over a semi-recessed basin and a composite stone vanity top, a heated towel rail, and a frameless, glass-screen shower over a white bath — all of it finished beautifully with large-format porcelain tiling on the walls and floor.
To the left of the entrance, you’ll come to the apartment’s master bedroom, including an integrated wardrobe, a carpet finish, and a west-facing aspect through a unique corner window.
You’ll also find a private en-suite attached to the master bedroom, with similar specifications to the main bathroom (with the exception of a glass-screen shower enclosure in place of the bath).
As you explore further down the hallway, this luxury apartment opens out into a bright and spacious open-plan living, dining, and kitchen area. And the first thing you’ll notice is the abundance of natural light from its northeast and northwest-facing dual-aspect and its oversized private balcony.
To your left, you'll find a fully equipped kitchen area, complete with feature-lit cabinetry over a marble-effect corner worktop with splash backs, and a full range of appliances by Smeg (including a concealed extractor over a touch-control hob, an integrated oven and microwave, an integrated fridge-freezer, and an integrated dishwasher).
To the right, you’ll find the apartment’s second bedroom, with a northeast-facing aspect looking out through the balcony and over the pond below.
Back in the living room, you'll open the external door to the fresh air and bright natural light of your own oversized, wooden-decked balcony (309 sq ft).
It’s a generous outdoor space in addition to an already spacious apartment, with direct views over the pond below — with a northeast-facing aspect to capture the best of the morning sun.
Beyond the walls of your brand-new home, you'll be a part of the Woodberry Downs residents’ community, along with all of the conveniences and facilities that entails. As a resident of Hartingtons Court, you'll have exclusive access to:
• A Residents’ Swimming Pool
• A Residents' Gym
• A Residents’ Lounge
• Secure Cycle Storage
• And a Concierge Service.
You'll be just a 4-minute walk from Manor House Tube Station, giving you fast links to King's Cross, Covent Garden, and Leicester Square on the Piccadilly Line — and just a 7-minute walk from the vast open spaces of Finsbury Park, with over a hundred acres of natural beauty to explore.
You'll also be just moments from the Woodberry Wetlands, an urban oasis covering 17 acres of nature reserve (including two expansive reservoirs just a minute's walk from your home) — as well as the historic New River waterway for charming waterside walking routes.
This generously sized 2-bed in a world-class Berkeley Group development comes with an oversized private balcony, a dual-aspect corner living room, and a full range of private residents' facilities and conveniences nearby.
And that means a desirable new home like this won't be on the market for long.
So if you're looking for a balcony apartment in an area surrounded by nature — with excellent transport links into the city — give us a call and we'll show you everything life at Woodberry Down has to offer.
