Location
Description
Bills included! Located on a popular student street in Fallowfield, the property is a four-bedroom, all double, student house available to groups for the 2026–2027 academic year. Offered on a joint tenancy and reserved exclusively for students, the property is well suited to second or third-year groups looking for a practical, sociable home in a convenient location.
The ground floor is laid out in a way that works well for shared living. There is a separate living room at the back of the house which benefits from a comfortable layout for relaxing together, watching TV or hosting friends. To the rear, the kitchen provides good workspace and storage for a shared household and includes essential appliances such as an oven, hob, fridge freezer, washing machine, tumble dryer, dishwasher and microwave. One of the double bedrooms is also located on the ground floor, offering flexibility within the group for how rooms are allocated.
Upstairs, there are three further double bedrooms along with a bathroom and a separate toilet, which is often a welcome feature in a four-person student house. Each bedroom benefits from a straightforward, usable layout and comes furnished with a bed, wardrobe, desk and storage, making it easy for students to move in and settle quickly. The overall feel of the house is simple and practical, designed to suit everyday student life rather than feeling over-styled.
The property benefits from gas central heating and double glazing throughout, helping to keep the house comfortable year-round. Outside, there is a small rear yard which is low maintenance and primarily functional. Street parking is available nearby where possible.
Kingswood Road is well placed for the University of Manchester and Manchester Metropolitan University, with easy access to local bus routes, shops and the Curry Mile. The location tends to appeal to students who want to stay close to campus while still being part of a well-established student area.
Bills included, providing a simple way to manage household costs. A short void period is planned between tenancies to prepare the property ahead of the new academic year. This property offers a deposit-free rental option via Reposit subject to eligibility, allowing tenants to move in with lower upfront costs, as an alternative to paying a traditional cash deposit. This is optional and tenants may still choose to pay a traditional cash deposit instead.
In addition, we've partnered with online lettings platform, Goodlord, to give you a speedy and hassle-free renting experience. Goodlord will guide you through the simple online application process that you can complete from anywhere, with digital contract signing and deposit payments, and give you access to exclusive offers and services, to help you into your new home.
Overall, this is a sensible, well-located student house that offers the space and layout needed for a group looking for a reliable base during the academic year.
