The Derby student housing market: trends explained
The average cost of the Derby student accommodation featured on UniHomes has stayed remarkably consistent over the past three letting seasons, increasing by just £1 between 2024-25 and 2026-27. This is at odds with many UK cities, where student rents have risen in recent years; by comparison, student accommodation here is more affordable than in most cities.
The city centre, Ashbourne Road and Darley are firmly established as the most-searched Derby areas on UniHomes - all three offer close proximity to the University of Derby campus as well as shops, bars and green spaces like Markeaton Park.
That said, Mackworth has risen up in popularity in the 2026-27 letting season to challenge the usual pecking order and is an especially good option for students looking for 3-5 bed houses suitable for a group of friends. By contrast, Uttoxeter New Road, located west of the city centre, has seen a dip in popularity compared to 2025-26.

Derby's state-of-the-art Forensic Science facility, known imaginatively as the Crime Scene House, looks like an ordinary 4-bed house from the outside.
