About the author: Our SEO Content Exec Morgan Toft has lived all over the place – originally from Hull, she went to uni at York’s own University of York and had a quick stint in Middlesbrough before settling down in Sheffield for her Master’s at the University of Sheffield. With no intentions of leaving Sheffield any time soon, she’s spent a lot of time around Ecclesall Road, Highfield, the city centre, and beyond.
Just a stone’s throw away from the University of Hull campus, Newland is a hugely-popular area for student accommodation in Hull – and it’s easy to see why. With its massive selection of restaurants, bars, takeaways, and cafés (not to mention its super-central location), Newland stands out as a not-so-hidden Hull gem that manages to combine great nights out, perfect coffee pick-me-ups, and delicious dining experiences to create the perfect student community.
Here’s everything you need to know about student life in Hull's Newland.
The location
Centred around its namesake of Newland Avenue, Newland is one of the best situated areas for Hull students. With the top of Newland Ave backing onto Cottingham Road and the bottom adjoining Princes Avenue (the heart of Hull’s beloved Avenues), anyone and everyone living in student accommodation in Newland will find that they’re close by to everything that Hull has on offer.
For starters, Hull city centre is only a short bus ride away, with buses running to and from Hull Paragon Interchange regularly from both Newland Ave itself and nearby Beverley Road. The University of Hull is just 15 minutes away by foot, too, making getting to and from those early-morning lectures a piece of cake.

The food
The restaurant scene is really where Newland thrives. From NYC-style pizza at newcomer B-side and perfect steaks at Newland Steakhouse, to Thai street food at Malai and pasta at Mancia, Newland Ave has it all. Fancy some chips with Hull’s famous (and irresistible) chip spice? The variety of takeaways that are dotted around Newland Ave will have you sorted in no time.
For those with a sweet tooth, places like Newland Caffe Gelato will help you out with those cake cravings, and are the perfect stops for ice cream in Hull for when those summer heatwaves hit. And for plant-based foodies, Barleys is the ultimate café for vegan and veggie students looking for a light brunch or post-lecture snack; this Newland gem is 100% vegan, and serves all sorts of goodies including meatball subs, pesto toasties, mock fish and chips, lush pastries, and even banh mi!

The shops
Need to pop out to the shop? You’ve got loads of options on and around Newland Ave, thanks to the Tesco Express that’s situated at the top end as well as the healthy selection of international stores you can find lining the rest of the street. There’s a Lidl around the corner on Cottingham Road, too, meaning that you’ve got a student-budget-friendly supermarket on hand for when you need to do your weekly shop.
You’ll also find that Newland Ave is home to a Boots pharmacy, an Oxfam charity shop, and a nice handful of independent boutiques and hairdressers – all of which are super handy for when you don’t fancy heading into town to get your hair cut or to pick up a prescription.

The nightlife
You don’t need to venture into town in order to have a good night when you live in student accommodation on Newland Avenue. Some of Hull’s best bevs and liveliest bars can be found along Newland Ave, with particular student faves being Roots Rum Shack (the perfect place to go for fun and innovative cocktails), Molly Mangan’s (an Irish pub with the best vibes and even better spice bags), and Sleepers (a trendy bar that does a seriously underrated bottomless brunch).
Other popular student nightlife options in Newland include:
- The People’s Republic
- Spati
- Level
- Larkin's Bar
These all offer intimate, cosy settings with great music, crisp pints, and fruity cocktails. But if you’re more interested in busier nightclubs and stickier dancefloors, the city centre might be more your cup of tea. Student housing on Newland Ave
Given its proximity to the historic Avenues, it makes sense that Newland’s student accommodation options largely consist of spacious converted Victorian and Edwardian terraces. With each house having an average of 3 and 4 bedrooms (making them ideal for larger groups), it’s no surprise that Newland consistently takes the top spot on the UniHomes website as the most popular student area in Hull – although we suspect that this might also have something to do with the fact that the University of Hull is only round the corner!
At an average of £123 per person per week according to UniHomes 2026, rent is a little more expensive here in Newland than it is for areas like Beverley Road (where rent falls at around £102pppw). But hey, think of how much money you’ll save on your bus fare to and from uni! Besides, the Newland properties on the UniHomes website range from £90-£181pppw, so you’ll be able to find a student house in Newland that suits you no matter your budget.
