Current Student review⭐⭐⭐⭐⭐- This is our second year living at Shelbourne. The house is absolutely lovely - it really feels like a home rather than just a student house. Our favourite part has to be the conservatory with the new sofa, it’s become such a cosy, social space where we all relax together in the evenings to watch TV. We can’t fault a single thing about the house. Parking has never been an issue - there’s always plenty of space on the road, even for all five of our cars. The location is ideal too, just a 15-minute walk from Lansdowne University campus and 10-minute walk to the train/coach station.
Dom, our landlord, has been nothing short of amazing. His communication is always quick, and he’s incredibly responsive whenever anything needs fixing, even small, non-urgent things. He’s been generous, providing us with a new sofa, outdoor furniture, and even a shed for our bikes and lawnmower - all of which future tenants will definitely appreciate. We couldn’t recommend this house, or Dom as a landlord, more highly. It’s been a wonderful place to live, many great memories made, and we’ll truly miss it.

Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents or landlords can only charge tenants the following payments associated with a tenancy:
- Holding deposits (a maximum of 1 week's rent);
- Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000);
- Payments to change a tenancy agreement eg. change of sharer (capped at £50 or any reasonable costs);
- Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
- Utilities, communication services e.g. gas, electricity, internet. TV licence and council tax.
- Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);

- Any other permitted payments under the Tenant Fees Act 2019.
