Description
Looking for a dual-aspect balcony apartment with plenty of natural light – just moments from Paddington Station and Edgware Road?
This newly refurbished and spacious 1-bed (589 sq ft) on the 15th floor comes with immaculate interiors and floor-to-ceiling windows and an abundance of natural light from its northeast and northwest-facing dual aspect.
As you step through into your new entrance hallway, you’ll turn the corner to find a generous, double-door storage and utility area on your right.
To your left, you’ll find a pristine bathroom, complete with a semi-recessed vanity mirror with integrated wooden shelving, a heated towel rail, and a rain-style, glass-screen shower over a white bath – all of it finished beautifully with large-format tiling on the walls and floor.
Past the bathroom, you’ll step into a bright and spacious open-plan living, dining, and kitchen area, with a northeast and northwest-facing dual aspect through floor-to-ceiling windows.
To your right, you’ll find a fully equipped kitchen area, complete with underlit cabinetry over a worktop with splash backs, a touch-control induction hob over an integrated oven, an integrated overhead microwave, a built-in wine cooler, and a full-height, integrated fridge-freezer.
Opposite the kitchen, you’ll open a door to the apartment’s master bedroom. And the first thing you’ll notice is the abundance of natural light pouring in through the double set of floor-to-ceiling windows facing northeast and northwest.
It’s a spectacular dual-aspect display, with 15th-floor views out over the local skyline – perfectly positioned to capture both the bright morning light from the east, and the warm glow of the evening sun from the west.
From the master bedroom, you’ll open the full-height glass door to your own private, 78-sq-ft balcony, complete with wooden decking and glass balustrades, with a similar northeast and northwest-facing vantage point, as well a secondary door leading back to the living room.
Beyond the walls of your immaculate new home, you’ll be a part of the 3 Merchant Square residents’ community, giving you access to a Residents’ Lounge, Cinema Room, and a Concierge Service – as well as an allocated parking space.
You’ll be just a 5-minute walk from the Tube at Edgware Road Station, giving you direct links across the city through Kensington and Westminster on the Circle and District Lines – or through King’s Cross and Liverpool Street on the Hammersmith & City Line.
You’ll also be just a 9-minute walk from the Bakerloo Line at Paddington Station, giving you easy access to cross-country trains to Heathrow, Reading, or even as far as Bristol.
It’s just a moment’s walk to the charming canal waters of the nearby Paddington Basin – and a little further afield, it’s less than 15 minutes’ walk down to the expansive green spaces of the 350-acre Hyde Park.
This newly refurbished balcony 1-bed in the heart of Zone 1 comes with wooden flooring and floor-to-ceiling windows, immaculate interiors, and a dual-aspect living room, bedroom, and balcony.
And that means a desirable property like this won’t be around for long.
So if you’re looking for a pristine new home in a coveted Central London location – with green spaces and convenient transport just minutes from your door – give us a call and we’ll take you for a tour.
