Velocity Student is one of only 2 purpose built student accommodation blocks within walking distance of the UEA campus. It offers 34 spacious fully furnished ensuite rooms, shared kitchen and living spaces. It’s the perfect place to study, relax, and hang out during your time at university.
Ensuites:
All the rooms we offer are ensuite, which means you have your own shower and toilet facilities. The rooms vary in size and include a double bed, a wardrobe, a chest of drawers, a desk, a chair, and a lamp. In your own ensuite, there is a spacious shower, toilet, sink, and a mirror with a storage compartment.
Kitchens:
There are 5 shared kitchens dotted around the accommodation. Each kitchen will have two microwaves, two sinks, two ovens, two sets of 4 hobs, and two fridge freezers.
Rental Payments:
Payment schedule is monthly, with priced at £680, £700, or . This is the equivalent of around £156.9, £161.5, or £166.2 per week.
Guarantors:
You will need to provide a guarantor, which should be either a UK-based individual or a third-party guarantor agency such as Guarantor or Housing Hand.
Bills:
Your will include utility bills of water, electric, gas, and WiFi. The remainder of bills such as mobile data and TV license will be your responsibility.

Permitted payments and tenant information
Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents or landlords can only charge tenants the following payments associated with a tenancy:
- Holding deposits (a maximum of 1 week's rent);
- Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000);
- Payments to change a tenancy agreement eg. change of sharer (capped at £50 or any reasonable costs);
- Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
- Utilities, communication services e.g. gas, electricity, internet. TV licence and council tax.
- Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
- Reasonable costs for replacement of lost keys or other security devices;
- Contractual damages in the event of the tenant's default of a tenancy agreement; and
- Any other permitted payments under the Tenant Fees Act 2019.
