It might feel early, but this gives you more choice and a better chance at securing a home in your ideal location. Many letting agents, including us, begin advertising properties for the next academic year around that time, especially through UniHomes.
Homes in popular areas like Eaton and Earlham Road near UEA, or the Golden Triangle and NR2 close to NUA, get snapped up quickly. If you view a house that feels like a good fit, let the agent know you're interested. Try to have your deposit and guarantor details ready so you're in a good position to secure it.

Choose an area based on your daily life and preferences
Norwich has several great areas suited to student life, each offering something different.

Bowthorpe and Three Score offer more spacious, modern homes at affordable prices. These areas are ideal if you need extra space for studying or parking, especially useful for medical and nursing students. They're well-connected by bus routes to UEA, the city centre, and the hospital.
Norwich city centre puts you at the heart of everything, close to shops, cafes, cultural venues, and NUA. It's great if you enjoy city living and quick bus access to UEA (routes 25 or 26).
Earlham and Eaton provide convenience for UEA students, with quick access to campus, local shops, cafes, and Eaton Park.
Know what to look for at house viewings
Viewings can be exciting, but it's easy to miss important details. I recommend taking a checklist. Check for damp, window seals, water pressure, and working heating.
Safety checks are important too. Ask about smoke alarms, carbon monoxide detectors, and secure locks. Feel free to test things out, like opening cupboards, turning taps on, and checking radiators. Find out exactly what’s included in your rent
It’s a good idea to check what’s included in your rent from the start. Ask if the price covers things like gas, electricity, water, internet, and possibly TV.
Many student houses now offer all-inclusive bills through UniHomes. These packages can make life easier by keeping your bills simple and your budgeting clear. They also help avoid disagreements between housemates over who owes what.
It’s also worth checking the tenancy length and understanding your responsibilities. Most students will be on a joint tenancy and are likely all full-time students, so council tax won’t usually apply. Still, it’s good to ask so you know exactly where you stand before signing anything.
Be thoughtful when choosing your housemates
Choosing who you live with is just as important as the house itself. Living with friends is exciting and often one of the best parts of uni life. Friends can become like family when you're away from home.
However, it's important to talk openly about practical things like noise levels, cleaning, and bills. Having these conversations beforehand can prevent issues later. Viewing houses together can also ensure everyone feels comfortable and involved in the decision.
