Student Accommodation in Norwich
Between the University of East Anglia and Norwich University of the Arts, Norwich has a student population of around 20,000. This small number of students really helps both unis (and their surrounding areas) feel like tight-knit, supportive communities, so you can rest assured that you’ll always feel like you belong wherever it is in Norwich that you choose to live.
That doesn’t mean that house hunting in Norwich can’t get confusing. Sure, the Sunday Times named Norwich as the best place to live in the UK in 2026, and, yeah, the city is famed for its gorgeous green suburbs and pretty campuses, but that doesn’t make deciding where to live any easier. In fact, we’d argue it makes it harder – surely not everywhere can be the absolute best for student accommodation in Norwich? That's where UniHomes comes in...

The Norwich student housing market
According to the students of Norwich, there’s no beating North & West Earlham when it comes to student accommodation – as evidenced by the fact that North & West Earlham's own Wilberforce Road is the number one place to look for student houses in Norwich (according to our own research, which you can read more about here in this blog post).
This area is right on the doorstep of the University of East Anglia’s campus, and is surrounded by acres and acres of lush parklands, green playing fields, and meandering river lands. Living here is ideal for just about everyone, from those who thrive in nature to those who love frequenting neighbourhood pubs and cosy restaurants.
Even better, Earlham is home to a wide selection of five-bedroom and up Norwich student houses, making it a great option for anyone who wants to live in a large group. It's no wonder that North & West Earlham has seen the most users for Norwich on our website for three years running now.
The Golden Triangle and the city centre are also highly popular student areas. Even though these parts of Norwich are right next door to each other, they both offer hugely different vibes and amenities; where the city centre boasts bustling bars and flashy nightclubs, the Golden Triangle features local pubs, independent shops, and intimate restaurants. Still, no matter which area suits your lifestyle more, your Norwich student accommodation will always be within easy reach of both the University of East Anglia and Norwich University of the Arts.
And for anyone who's curious about how much it costs to live in Norwich student housing, we've got the stats for you: as the UK's joint-seventh cheapest city for student accommodation (according to UniHomes research), Norwich's student accommodation ranges from £92 to £241 per person per week on the UniHomes website, with the city-wide average coming in at around £150 pppw (UniHomes, October 2026).
Whilst Earlham may be the most popular, the Golden Triangle is actually the cheapest area on average (at £139 pppw) – so make sure you get in early to beat the competition if you want a student house in either of these parts of Norwich.
The same goes for four-bed properties, as we've found that these were UniHomes' most sought-after house sizes for Norwich student accommodation during the 2026-27 letting season.
